Custom House
Custom House is one of the London Borough of Newham’s flagship estate regeneration programmes.
Phase 1 completed in early 2025 with 95 new homes built to Passivhaus certified standards. This 100% affordable rented scheme features a new public square, resident growing spaces and family homes adapted for wheelchair use. The scheme was delivered directly by Newham Council and part funded with a grant from the GLA.
Supported by a successful resident ballot, the regeneration proposals for over 600 new homes have been approved and work on the next phase is in motion. The masterplan will deliver 50% affordable housing, a new doctor's surgery and revitalised high street, co-designed with residents. The proposals will also bring forward upgrades to Cundy Park in Custom House and a new bus route, further enhancing already excellent transport links.
