Newham is one of the youngest and most progressive boroughs in the capital – an area shaped by the pride and participation of local people. Key to the success of the Royal Docks’ transformation is involving residents and communities – including our business communities.

The Royal Docks is a place of immense scale and opportunity, home to six distinct waterside neighbourhoods and communities. To ensure sustainable, balanced growth across the whole of the Royal Docks, requires careful planning and collaboration, and we are working closely with the London Borough of Newham, our partners, local stakeholders, and communities, to ensure there is a co-ordinated approach across all six neighbourhoods. 

This section introduces the development in the Royal Docks as well as the six Royal Docks neighbourhoods and the changes we are targeting, with our partners, over the next five years.

Developments

Brunel Street Works (completed)

Royal Docks

Brunel Street Works (completed)

Opal, a joint venture between Galliford Try and Thames Valley Housing, is currently constructing 975 mixed-tenure homes at Brunel Street Works — with 35% of these homes affordable, including 172 social rented. The site, which sits on Silvertown Way in Canning Town, will also create 8,000 sq m of mixed-use and community space, including a 110-bedroom Premier Inn hotel.

Royal Docks

Royal Eden Docks

The green heart of a vibrant city. Royal Eden Docks is a collection of 854 homes designed around health and wellbeing with landscaped space at its heart. Homes here are just 3 minutes’ walk from the new Crossrail station at Custom House and less than 100m from the water edge. The Courtyard (phase 1) launched in 2019 with two subsequent phases following in quick succession – The Botanist and The Wellspring. The next phase, The Ellipse is due to launch later this year.

The RIBA award-winning new community includes 1,500 new homes with 40% affordable, and just short of 100,000 sq ft of new workspaces, artist studios, shops, café, leisure and community space between Gallions Reach DLR, Royal Albert Basin and the Thames.

Thameside West

The Foster masterplanned scheme from Keystone Partners will deliver 7,000 new homes on the old Tetley Carlsberg site along the Thames opposite Greenwich Peninsula. Works will start after the completion of the Silvertown Tunnel here.

Silvertown

This major development site is situated around Pontoon Dock, an original inlet of the main Royal Victoria Dock, and is home to the historic Millennium Mills. The joint-venture partnership from Lendlease and Starwood will create a new mixed-use destination in the Royal Docks, restoring Millennium Mills and the grade II-listed Silo D.

Royal Albert Dock

Royal Albert Dock is a new international district. The scheme is designed to bring businesses of different scales and sectors together in spaces that range from 1,300 to 120,000 sq ft. The waterfront community along the northern edge of the Royal Albert Dock will include a vibrant high street with shops and enriching amenities. Situated between three DLR stations, it is also near London City Airport and the new Elizabeth Line station at Custom House.

Albert Island

Albert Island marks the original entrance to the Royal Docks, between the Thames and Royal Albert Basin. Today, it's set to become the focus for London’s growing infrastructure and logistics industries. The 25-acre site will include a range of workspaces, including light industrial space and offices for small, medium and large businesses. There are also plans for a cutting-edge new shipyard for the Thames — the first to be built in central London in recent years.

Meet the people inspiring our community

The Royal Docks is being rejuvenated by many: Local residents, communities, businesses, landowners and government are all working in partnership to drive change across the area.

Building on a history of civic engagement, the Mayor of London and the Mayor of Newham want to ensure that the diverse community has an equal stake in the regeneration process. Investing in the ideas and talent of local people – especially young people – is key to bringing a new energy to the space, with opportunities for training, employment and creative participation.
