Development & living

The Royal Docks offers a growing and maturing residential market, with demand across a wide range of housing types and price points. From waterfront apartments overlooking the docks to vibrant new mixed-use neighbourhoods, the area presents significant opportunities for residential-led development, supported by commercial space, community facilities and high-quality public realm.

With thousands of homes already delivered and many more planned, the Royal Docks continues to be one of London's largest regeneration areas. The scale of development, combined with excellent transport connections and waterside character, makes it an attractive destination for residents, investors and developers alike.

There are currently around 36,000 homes in the development pipeline, with approximately 10,000 homes already benefiting from planning consent. This substantial housing capacity, alongside co-ordinated public and private sector investment, positions the Royal Docks as a major growth opportunity with strong long-term prospects for residential development and community expansion.

Unlocking Opportunities Through New Neighbourhoods

Royal Albert Wharf

Royal Albert Wharf is an inspirational example of a successful new neighbourhood in the Royal Docks. Developed by Notting Hill Genesis alongside multiple investors and joint-venture partners, the scheme demonstrates how housing investment can support both growth and community building.

Housing investment has been supported through grant funding, helping to deliver a total of 45% genuinely affordable homes across a mix of tenures and accommodation types. These include social rent and shared ownership homes alongside market sale properties and 132 build-to-rent homes acquired by SIGMA Capital.

Overall, the development has delivered 1,856 homes and more than 9,000 sq m of commercial space. The inclusion of artist studios managed by Bow Arts Trust has helped create a thriving creative community, placing arts and culture at the heart of the neighbourhood.

Reviving the Waterfront with Homes and Amenities

Royal Wharf

Royal Wharf has transformed the south-eastern edge of the Royal Docks into a vibrant mixed-use waterfront neighbourhood on the banks of the Thames. Delivered by Ballymore, the development spans 16.2 hectares and has brought new life to a previously underused part of London’s docklands.

Inspired by the design of London's classic Georgian and Victorian estates, Royal Wharf has delivered more than 4,000 homes alongside 11,150 sq m of retail and business space. The development combines high-quality housing with a strong focus on community infrastructure and everyday amenities.

Residents benefit from a wide range of facilities, including a primary school, GP surgery, nursery, community centre, dentist, and a growing collection of cafés, restaurants and hospitality venues. Together, these amenities support a thriving and well-connected neighbourhood for people of all ages.
